Information For Buyers Because Colorado Business Listings and Business World Brokers offer services to both businesses For Sale by Owner and Full Service Brokerage Listings, we thought it would be a good idea to inform the buyer of the differences between the two services. For Sale by Owner listings - These business owners will be handling their own negotiations and closings or may have their own representative negotiation on their behalf.
The Prospective Buyer will be dealing directly with the business owner or an appointed representative other than a Broker. The discussions will proceed only after the Interested Party has been in contact with our Customer Service Office (by clicking the "More Information" Link). The Customer Service Administrator will forward a Non Disclosure Agreement and Buyer Profile form to the caller. In order to gain any further information about the company, these forms must be sent back to our office signed and completed. Once received, these documents will be forwarded to the seller. The seller will call the Interested Party and the discussions, negotiations, Interim Documents (Letters of Intent or Letters of Understanding) leading up to the sale agreement and closing can then proceed. There will be a reasonable due diligence period in either method of sale. Please note, the FSBO Seller will be coached by the Intermediary and will have an understanding of the steps involved in sale negotiations and closings and will have been advised to have financial and legal counsel at his/her disposal throughout the process.
For Full Service Brokerage Listings Please Note: We will also act as Representative for the Buyer, when engaged to find the buyer a suitable business for purchase or for merger. We may not act solely for the buyer on any of our own listings. We have a data base of other available business and we also, at times, have "pocket listings" that are not published but are known to us. These are conditional sellers, for the most part, who might be willing to sell, merge or partner under the "right" conditions with the "right" buyer.. |
